Project Description

Silverwoods is a resort based residential community that has been master planned around a championship golf course on a 160 Ha site with extensive frontage to Lake Mulwala. Construction commenced in 2007 and has progressed in stages to facilitate early residential occupation and a three-stage completion of the Black Bull golf course, completed in 2015. Important to the ongoing viability of the course, golf holes were developed around an internal lake system integral to water management and quality control. A Sebel hotel, due for completion in early 2020, is located on the northern point with direct frontage on three sides to Lake Mulwala.

Role

DPS was appointed as client-side Development Director for the project from site acquisition through the planning rezoning phase, land sales marketing to commencement of construction.

Key aspects of the DPS involvement includes effectually obtaining the approval and support of vital stakeholders such as Moira Shire Council and Goulburn Murray Water.

Design management of all residential and golf components of the masterplan process combined with the structuring of the development finance was critical to ensuring that this project could be delivered as a long-term staged project.

Challenges

Silverwoods is a major residential resort project that was developed in a country town location with an existing reputation as a popular visitor destination. Adding a further dimension to the tourist, weekender and local homeowner market whilst gaining the support of the general community and the approval authorities was the primary challenge.

Ensuring that the branding and design quality of the project was effectively structured in its early stages to endure over the lifespan of the project was a key challenge.
The iconic residential and golf brand have become a benchmark and model of this projects successful foundation.
