Project Description:
A key landmark development in Melbourne’s Eastern Suburbs, this 10-storey transport oriented development was the result of a unique joint venture development involving Consolidated Properties Group (CPG) and landowner, VicTrack. The project comprised 116 apartments, 9 strata office suites and 1000m 2 of ground floor retail that integrated with the Glen Waverley station and the busy Kingsway retail strip. 96 apartments and all the office suites were sold on the opening sales night with the remaining apartments being sold over the following week. The retail strata premises were subsequently leased and retained as an investment by Victrack. The project was recognised with the 2014 Planning Institute of Australia award for Planning Excellence in the category ‘From Plan to Place’
Role:
DPS was also a project partner with CPG with responsibility for securing preferred developer status through the EOI and RFP phases. Consequent DPS roles included development approvals, management of the design and project delivery process. Stakeholder engagement with Monash City Council, VicTrack and Metro trains was a
major factor in meeting project objectives.
Following detailed marketing analysis to identify local market drivers, DPS played a key role in managing the marketing and sales process for the residential units and office suites.
Challenges:
Working closely as a JV partner with a Government entity to achieve alignment of shared project objectives presented a significant challenge in the early stages of the project.
Securing a planning amendment to facilitate the additional height required for a mixed-use development was achieved with the support of the Council in a relatively short time.
